Development Potential:
The property is on the Lake Almanor Peninsula, bounded along the west side by Walker Drive.  It is included within the Walker Ranch Community Services District for sewer and water service and within the Peninsula Fire Protection District.  Plumas County has designated the property on the General Plan as "Prime Development Opportunity" with the existing zoning allowing up to 3 units per acre.  Varied terrain would enable a range of residential product from townhomes to clustered lots to estate homesites.

Approximately 500 each one-half acre single family lots would be possible and would seemingly meet a market demand not presently being addressed.  Likewise, the estate lots market is going begging, although the likely price - lesser count would probably not realize as great of a return.  A portion of the property could support townhomes (gentler terrain) by which to possibly realize the likely maximum allowed unit count (750 units) after deduction of right of way and open space reserve.

Bailey Creek Golf & Residential Development is adjacent to the north and includes the championship golf course.  That project has community sewer and water systems, which might possibly be connected to, subject to provision of additional wastewater treatment and disposal facilities and provision of additional water supply well(s).  The area has excellent groundwater quality and quantity with evaluation of the possible impact of new wells to be required.

Entitlements processing for development would require a focus environmental impact report with likely special studies being required for traffic, archaeological, wildlife biology (deer migration), botanical, geological and wastewater disposal feasibility.  The hot button is deer.  The special studies could be privately commissioned, subject to work scope agreement by the county and affected agencies.  Plumas County advised that they would prepare the EIR in house if their workload allowed.
